The short answer: Bodaiju Residences is held under a lease over the parcel, 99 years running from 28 December 2015, on a serviced-apartment title in the Medini zone. Bank Islam, Bank Muamalat and RHB have approved end financing on these terms.
What “leased over the parcel” means
Most Malaysian condominiums sit on land the developer owns outright, freehold or leasehold, with strata titles issued to each buyer. Medini works differently by design. The township was master-planned as the central business district of Iskandar Malaysia, and its land is held under long leases granted from the master landowner down to each project parcel.
When you buy at Bodaiju, you acquire the unit for the remainder of that 99-year term. The lease began on 28 December 2015, so a buyer signing in 2026 takes on roughly 88 remaining years. That is longer than the remaining term on many established leasehold condominiums in Johor Bahru and Singapore, where estates from the 1990s now carry 60 to 70 years.
Why Medini structured it this way
The trade-off was deliberate. In exchange for the leasehold structure, Medini carries incentives that ordinary Johor land does not:
- No foreign ownership restriction. Any nationality can buy.
- No minimum purchase price for foreigners. Elsewhere in Johor, foreign buyers face a RM1 million floor. In Medini a foreigner can buy the RM299,000 Type A on the same terms as a Malaysian.
For cross-border buyers, this is the reason a serviced apartment nine kilometres from Tuas can be priced from RM299,000 and still be open to them at all.
What it means for financing
Tenure is only as good as the banks’ willingness to lend against it. As at the January 2026 sales kit, three banks have approved end financing for Bodaiju: Bank Islam, Bank Muamalat and RHB Bank, with Affin Bank, Public Bank and CIMB pending. Approved panel financing on a Medini-lease project is the practical signal that the tenure structure is bankable.
Questions worth asking at the gallery
A careful buyer should still walk in with three questions: the exact wording of the lease term in the Sale and Purchase Agreement, the assignment process on resale, and how the remaining term is treated by your own bank if it is not on the approved panel.
